Insurance Schemes for Approved Inspectors pursuant to section 47(6) of the Building Act 1984

INTRODUCTION

1.I am writing to inform you that the Welsh Ministers have approved the professional indemnity and public liability insurance policies offered by Howden Insurance Brokers Limited, t/a Howden Windsor as an addition to the currently approved insurance schemes offered by insurers for approved inspectors in Wales. The approval takes effect on 1 March 2014 and will continue in effect until withdrawn by the Welsh Ministers.

NEW APPROVAL

2.To gain approval insurance schemes must comply with a set of criteria for approval The Welsh Ministers have approved, under section 47(6) of the Building Act 1984 the Howden Insurance Brokers Limited t/a Howden Windsor scheme, having determined that it meets the criteria. APPLICATION OF SCHEME OF INSURANCE

3.The approval relates to building work in Wales, but not in respect of building work on excepted energy buildings1 in Wales or the buildings of the Crown or statutory undertakers in Wales, covered by initial notices given under section 47(1) of the Building Act 1984 by inspectors approved under section 49 of the Building Act 1984 and regulations 4 and 5 of the Building (Approved Inspectors etc.) Regulations 2010.

OTHER APPROVED SCHEMES OF INSURANCE FOR APPROVED INSPECTORS

4.There are currently two approved insurance schemes for approved inspectors. NHBC (National House-Building Council) who only insure their own approved inspectors and Griffiths and Armour who offer insurance to all approved inspectors on the open market.
